The Canopy — Large Scale New Build
- Retail
- Lane Cove Council
Few retail developments achieve what The Canopy in Lane Cove has — a large-scale new build that functions as well as a community asset as it does a commercial one, and it has the awards to prove it.

Project details
The development comprises a four-level underground car park, retail areas for two major national grocery retailers, six specialty food outlets, and a feature rooftop public domain that sets the project apart. The upper level is where the vision is most fully realised — a park, play areas, outdoor theatre, town square, water feature, rock wall façade and specialty retail and restaurants, all designed to reflect the Lane Cove aesthetic, community and natural landscape. The project’s integration into the laneway environment of Lane Cove connects it to the broader precinct in a way that feels considered rather than imposed.
The scope also included an early works package to relocate high voltage infrastructure within the local village — a complex precursor that set the conditions for everything that followed.
The industry recognition the project has received speaks to the quality of the outcome. Winner of Australia’s Urban Design Award for Built Projects at the Local and Neighbourhood Scale, the Greater Sydney Commission’s Award for Development Supported by Infrastructure, and the Australian Institute of Landscape Architects (NSW) Civic Landscape Award, among others — The Canopy has been acknowledged across planning, landscape architecture, parks and local government sectors as a benchmark for what community-focused retail development can achieve.
