The scope was extensive: new roofing, asbestos removal, mechanical plant installations, switchboard upgrades, replacement roller doors, loading bay improvements and new awnings across all buildings. Internal upgrades introduced new amenities, kitchens and staff breakout areas, while external works delivered new roads, dry ice storage facilities, fencing, signage and parking areas to improve overall site functionality.

The presence of Quickstep as the primary tenant introduced an additional layer of complexity. The sensitivity of their industrial processes required strict security protocols across the entire construction programme — including background checks for all contractor personnel, prohibition of photography and controlled daily site access procedures. Works were carefully staged around production schedules to ensure no disruption to operations.

With an operational airport immediately adjacent, the margin for error was narrow. Detailed planning and rigorous coordination ensured zero downtime to airport operations, with safety, security and operational continuity maintained from start to finish.
