135 King Street is a 31-storey, A-grade commercial tower in Sydney’s CBD, with approximately 27,200sqm of net lettable area and a prominent position that has long made it a recognisable part of the city’s skyline. Investa engaged Forge to unlock more of that potential — through a comprehensive lobby and façade activation designed to reposition the building and strengthen its appeal to prospective tenants.

Project details
The case for change was clear. The lobby required refurbishment to support ongoing leasing and enhance building value, while the façade needed stronger delineation between the retail and carpark entry and the commercial entrance — a distinction that matters both functionally and for the perception of quality.
The scope was considerable: a widened lobby with new finishes, a new café, a large audiovisual screen, the addition of commercial floor space across Levels 7 and 8, fitout of that new space into three tenancies, and a full commercial façade upgrade. Together, these elements work to reposition the building rather than simply refresh it.
Forge managed the project from start to finish — design team procurement, authority approvals, stakeholder consultation, contractor management through construction, and obtaining the occupation certificate.
