Project Inception

  • Feasibility
    Forge is able to complete full feasibility studies, including assessing the sites capability, limitations, any potential issues and both total project and lifecycle costs. By completing a full study we are able to accurately provide a Internal Rate of Return (IRR).
  • Scoping & Deliverables
    The early project initiation phase is where the true value and direction is created for the business and project. Forge leads this phase and works with clients to draw out and define the project scope and develop a commercially viable solution that meets their business needs.
  • Risk Identification & Management
    Early identification of project risks is part of the key to ensuring a successful project. All projects carry risks and once acknowledged, the risk can be mitigated, transferred, removed or accepted. Forge facilitate and manage a process to identifying risks, assessing the probability and likely impact and developing actions.
  • Delivery Strategy
    The delivery strategy defines what capabilities, resources and methods are needed to deliver a project, including how to find the best people for the project and how to contract and procure these services. A complex project can be delivered in many different ways and is dependent on timing, organisational and project risks, commercial circumstances, market pressures and cost certainty. If you select the wrong approach the cost and time penalties can be substantial. Forge tailors delivery methods to suit each project.
  • Site Finding & Acquisition
    Forge works with clients to develop site requirements, sources and evaluates potential sites, including completing test fits and due diligence. Once the preferred site has been selected, Forge assist the client in negotiating and agreeing terms for leasing or purchasing of sites.
  • Asset Repositioning
    Forge work with both private property owners and fund managers to ensure their property’s position is maximised within the associated market. We provide advice on building upgrades and ensuring any upgrades provide a value proposition and return on investment.
  • Capex & Cost Planning
    Forge use both our experience and our network of independent cost consultants to provide project cost planning and estimates along with cash flow and forecasting. We integrate close financial reporting within all project deliverables.
  • Due Diligence
    Forge are able to carry out investigations on potential sites for lease or purchase, evaluating compliance requirements, heritage limitations (if relevant), services status, complete dilapidation reports and provide budgeting and timeframes for potential projects.
  • Business Case
    Forge works with client executives and coordinates other specialists to develop successful business cases to ensure the project economic and value factors are achieved.
  • Highest & Best Use Studies
    Forge review the location, demographic, local amenities, Client drivers/constraints and analyse the controls of the site to understand the building envelope. From this process we are able to propose the best options for the site for the Client’s consideration.
  • Master Planning
    A Master Plan is dynamic long-term planning document that provides a conceptual layout and design envelope to guide future development applications and buildings. Forge will work with you and specialist consultants including economists, planners, architects, estimators and engineers to achieve the best result for your organisation. Forge have extensive relationships with regulators to assist in communication and negotiations with Council to ensure Master Plans are approved.

    Once a project has been well defined, scoped, funded and approved, a delivery team needs to be selected. Forge leads and manage in a planned manner that achieves the best value and outcomes for the client. Project management services include Programming, Procurement, Design Management, Contract Administration, Risk Management, Quality and Safety Management.
  • Superintendent Services
    Forge provides all superintendent services including contract administration, progress claim assessments, bank reports, chairing project control meetings, progress reports, site safety audits, risk assessments, review and negotiation of variation claims and project closeout.
  • Development Management
    Forge work with both private and commercial developers. We undertake site finding and feasibility to create development projects. We then follow through the process of enabling funding for clients and work with the most suitable consultants for project marketing, sales and project strategy including value engineering. Forge takes pride in managing every project as a business to ensure our clients return on investment is maximised.
  • Contract Administration
    Responsible for administering the construction contract. Tasks include issuing payment certificates, evaluating and awarding variations, issue project instructions, auditing the project site and reporting on progress to the client.
  • Stakeholder Management
    Identification and management of stakeholders including project sponsors, affected parties, communities, users and customers of the completed project. Forge work closely with marketing and communications teams to assist in managing stakeholders.
  • Project Audits & Assurances
    Ongoing review to ensure the project is being delivered in accordance with the project and client requirements including scope, program, budget, quality and safety. Forge prides itself on ensuring the project team performs during all phases and client expectations are exceeded.
  • Project Completion & Defects Management
    Management of compiling and remedying defects to the required quality and specified timeframes. Forge ensures contractual and authority requirements are met including as-built documents, maintenance manuals, guarantees and certificates.
